In 1997-98 Rosewood converted this traditional horsebarn into the Austin Oaks community center. The community center features heated indoor & outdoor tennis, indoor basket ball, indoor playground for the children with a competition size swimming pool. One section of the old barn was converted to a community room that can be used for company meeting, wedding, and special events. This community room figures a full kitchen, a romantic fire place. The construction took about 8 months to complete. The building is about 30,000 square feet with a large unfinished areas for future development. One of the biggest challenges is to install a sprinkle system throughout out. This was required to meet the occupancy code for the special event. Building required a 6-inch water main to supply adequate water pressure for the sprinkle system. The heated tennis court area has 8-1 hundred thousand BTUs radiant heaters to heat the space for the winter. The project required approximately 20 different subcontractors to complete, ranging from painters to electricians. This required a daily managing skill to coordinate the subs, and their materials to accomplish the project efficiently. During this process, several on-site decisions would have to be made
to accommodate the needs of the subcontractors. The construction management
was responsible for these decisions to comply with building codes and
